A short overview beside the papers

Added The three illusions of real estate, a 4 minute 47 second AI-generated video supplied by Pablo Loschi. The player has a poster and starts on request. A compressed web copy retains the original duration; the supplied file is unchanged.

The introduction uses schematic charts and examples. A note beside it qualifies the cash gap, the foreclosure-index interpretation and the simulation. The linked papers remain the source for research estimates and scope.

A separate story on the tax attached to borrowing

Published Buying with a mortgage in NYC comes with an extra tax, with the $900,000 condominium example from the tax paper. The comparison shows a calculated gross borrower charge before adjustments. The existing tax-threshold story now links to the fuller explanation.

Added reader takeaways near each story’s opening and shortened the homepage. These changes do not alter the paper results or existing chart series.

Current releases and their qualifications

  • Who Gets the House?, v3.6: resolved the deed cross-reference as a power of attorney. In a new sample of 40 sale endpoints, correcting two missed mortgages moves the headline contrast from 9.25 to 9.23 log points in a sensitivity check. Eighteen cases remain unresolved; the check does not establish a population error rate. The published headline and story chart remain unchanged.
  • The Shape of the Tax, v2.7: adds transaction counts and composition checks around the reform. Those comparisons remain descriptive. The story’s threshold chart series are unchanged.
  • When a Deed Is Not a Market Sale, v1.0.9: includes the hedonic comparison and clarifies the interpretation of the index differences. The story’s earlier chart series are retained and identified in its source notes.
  • Dataset documentation, v1.0.2: the underlying data release remains v1.0. Coverage, agreement with earlier code and accuracy against verified documents are distinct measures.

Each paper page links to its fixed archive. Earlier PDF URLs remain available for existing citations.

· Site and tools

Custom domain, data explorer and mobile layouts

The site now uses nychousingdata.com. The explorer offers filters and downloads from frozen aggregate data; it is not a live market feed. The record guide explains deed amounts and mortgage matches. The tax-threshold illustration covers historical 2019 buyer taxes, with exclusions shown beside the calculation.

Pages use responsive gutters, charts and labelled mobile tables. Press resources collects downloads separately from the full stories.

Substantive corrections will describe the original claim, what changed and which pages are affected. Changes to research findings will link to the revised paper or data release. Routine spelling and layout fixes may be grouped in a site update.
