A recorded transaction is not necessarily a market sale. Changes in the median can reflect a different mix of properties. These charts are not a house-price index.
Deed coverage uses eligible house and condo records in Manhattan, the Bronx, Brooklyn and Queens. Co-ops and Staten Island are outside this ACRIS linkage. Condo mortgage flags require a unique deed link; house flags use the house parcel. A mortgage match is a search result, not verified purchase financing. An absent match does not establish a cash purchase.

About these records
The explorer uses the frozen NYC linked dataset, with sales dated 2016–2025 and source files retrieved on 26 September 2026. Of 729,047 input rows, 515,590 have a positive recorded price; zero-price rows are excluded here. It covers 1–3 family houses, condominiums and co-operative apartments. Other property types are outside this release. Each row is a sales-file entry; rows are not deduplicated by deed.
The published data version is 1.0; documentation is 1.0.2. Filters pool records before calculating the median. Price bands include their lower boundary and exclude their upper boundary. All positive prices includes low and nominal amounts. Coverage measures how many records linked. Accuracy requires checking those links against the source documents.
